In Queensland’s property market, expert legal guidance often determines whether a transaction proceeds smoothly or encounters major setbacks. Today, we sit down with Stephen Kwok, the founder and principal lawyer of Ensure Legal, to discuss his career, expertise, and vision for the firm.
Q1: What type of legal work does Ensure Legal specialise in?
Stephen: We are a boutique law firm specialising exclusively in property law, covering almost all asset classes — from residential to commercial. Our focus is intentionally narrow: we aim to deliver the very best in property law. For other areas outside our scope, we refer clients to trusted partner firms with a strong reputation.
Q2: What does your professional background include?
Stephen: Before founding Ensure Legal, I was fortunate to be one of the few Mandarin and Cantonese-speaking lawyers in Brisbane working at large international firms. I trained and practised in property law at MinterEllison and Norton Rose, where I gained exposure to major property projects. Later, I worked in-house as Senior Legal Counsel at a large property fund (REIT) and also at Amart Furniture, one of Australia’s largest national retailers.
Q3: What is the largest residential project you have handled?
Stephen: In terms of a single residential development, it would be a project in Fortitude Valley involving nearly 100 apartments. If we are talking about the largest single transactions for buyers, I represented clients in Kew (Melbourne) and the Gold Coast, each close to $20 million.
Q4: What is the most complex commercial project you have dealt with?
Stephen: There have been many complex projects over the years, but one of the most memorable was the major redevelopment of a shopping centre in Redbank, Western Brisbane. It was both challenging and rewarding, and it left a deep impression on me.
Q5: What do you believe are the most important qualities to become an excellent commercial property lawyer?
Stephen: Legal knowledge and experience are a given. But when it comes to soft skills, I believe the most important qualities are:
- Time management
- The ability to work under high pressure
- Effective client communication, especially managing client expectations and emotions
These are the skills that truly set great lawyers apart.
Q6: What is the vision for Ensure Legal?
Stephen: At its core, law is a service industry — it’s about people. Our mission is to provide clients with clear, practical legal advice that gives them peace of mind. As a firm dedicated solely to property law, our goal is to ensure that every transaction leaves our clients feeling secure and supported. That’s why our logo features a dove, symbolising the trust and reassurance we aim to deliver — hence our name, Ensure Legal.
